Abstract: Analisando os sistemas construtivos existentes no mercado brasileiro destacamos o método por Alvenaria Estrutural na abordagem deste trabalho, com a finalidade de apresentar rapidez, eficácia e eficiência ressaltando o baixo custo da obra. O intuito é a construção de um condomínio simples para universitários, localizado na Zona Leste de São Paulo visando pontos estratégicos de locomoção por transporte público, áreas de lazer nas proximidades da edificação e estabelecimentos que atendam necessidades básicas como alimentação, saúde e afins. Além da agilidade e baixo custo da obra em relação a outros sistemas construtivos, podemos ressaltar alguns benefícios da escolha deste conceito, como: menor diversidade de materiais e mão de obra, facilidade de integração de outros sistemas construtivos, facilidade na coordenação e controle da obra, custo reduzido com revestimentos se comparados com outros sistemas construtivos, bem como resultados estéticos modernos e liberdade no lay-out. O sistema construtivo por blocos estruturais foi a melhor opção após análises do intuito do projeto final. Este sistema elimina e substitui diversos passos de uma obra, como a madeira utilizada na moldagem de vigas e pilares; o ferro estrutural passa a ser reduzido também, pois é empregado apenas em pontos estratégicos de sustentação, sem falar nas camadas de revestimentos que podem ser dispensadas em alguns pontos desde que o fornecedor entregue um material de boa qualidade e com baixa porosidade. Este sistema é muito utilizado em construções onde existem muitas repetições dos cômodos, como salas comerciais, hotéis e conjuntos habitacionais, que é o caso deste estudo.
Analyzing the existing construction systems in the Brazilian market we highlight the method by Structural Masonry in the approach of this work, with the purpose of presenting speed, efficacy and efficiency highlighting the low cost of the work. The purpose is to build a simple condominium for university students, located in the East Zone of São Paulo, aiming at strategic points of locomotion by public transportation, leisure areas in the vicinity of the building and establishments that meet basic needs such as food, health and the like. Besides the agility and low cost of the work in relation to other construction systems, we can highlight some benefits of choosing this concept, such as: lower diversity of materials and labor, ease of integration of other construction systems, ease of coordination and control of the work, reduced cost with coatings compared to other construction systems, as well as modern aesthetic results and freedom in lay-out. The constructive system by structural blocks was the best option after analysis of the final design intent. This system eliminates and replaces several steps of a work, like the wood used in the molding of beams and pillars; the structural iron is also reduced because it is used only at strategic points of support, not to mention the layers of coatings that can be dispensed at some points as long as the supplier delivers a good quality material with low porosity. This system is widely used in buildings where there are many repetitions of the rooms, such as commercial rooms, hotels and housing complexes, which is the case of this study.
